50% is due at the time of booking and the balance is due 30 days before arrival. If the reservation is in less than 30 days, the full amount is due upon booking.  We offer many different payment methods for your convenience. Unfortunately, we do not offer any holds or deposits to secure your booking and dates & would kindly recommend reserving quickly as it books up fast!

At the time of booking, we charge a $93 damage protection fee.  This insurance coverage is in lieu of charging a security deposit so you can enjoy your vacation without any worry of covering accidental damages. This waiver does not negate your responsibility for covering damage outside insurance responsibility or broken house rules violations.

Know Your Guest is the leading vacation rental guest-screening provider. We use them to independently verify our guests across all booking channels and provide peace of mind to our owners.

All guests will be required to provide a government issued ID within 48 hours of your booking or your booking may be subject to cancelation for purpose of fraud protection.   

  •  To receive a full refund, guests must cancel in writing at least 30 days before check in.
  •  If guest cancels between 7 and 30 days before check-in, guest will be refunded 50% for all nights.
  • If guest cancels less than 7 days before check-in, no refund will be provided.
  • For bookings made 14–30 days before check-in, guests will receive a full refund if they cancel in writing 48 hours of booking.

If you need additional, we recommend our guests purchase at the nearby Walmart, Target or Publix Grocery store.

Check-in is at 4:00pm and check-out is at 10:00am.  In the event we do not have a same-day turnover, we may be able to offer early check-in or late check-out. However, please note this option is only available if we have enough time between reservations to clean the home to our professional standards. Please send the requests well in advance so that we can coordinate in advance with our cleaning crew.

Yes, our front door has a smart lock that can be accessed any time after check-in (3:00pm). So any late check-ins are completely fine, no matter how late since it’s self-check-in!

Yes! We are a Veteran owned company and we are happy to provide a 10% discount to those who have also served in any of our military branches. Please contact us and ask for the coupon code.

Our professional cleaners follow CDC guidelines to ensure all common surfaces are cleaned and disinfected, and use disinfectants approved on List N from the EPA which kill the coronavirus SARS-CoV-2 (COVID-19).

Yes, free secured parking is available onsite for numerous vehicles – the volume or type of parking (i.e. a garage) may vary from property to property. If you will have more than 3 cars, please let us know.

Yes, you will have full access to all resort amenities as our guests (applicable to all Kissimmee / Davenport Homes). When you book one of our homes you can see the list of amenities related to that resort. Some resorts also have private pool cabanas that can be rented for a fee.

Most of our homes are dog friendly if the pet is pre-approved. You will need to provide some additional information about the breed and size of dog for our teams’ review and approval.  There is a required pet fee of $100-200 based on the size of the home and number of pets for sanitation.  Unfortunately we do not allow cats or other pets.  Please remember you will be responsible for any damage your pet may cause.

Yes, our homes are made for families to enjoy! We provide the following free amenities: 1 Pack-N-Play, 1 Stroller,1 Baby Gate and 1 Highchair. Our larger homes (over 7 bedrooms) have 2 Pack-N-Plays and 2 Strollers. If you need additional special equipment, we recommend renting from Kingdom Strollers.

Yes, several of our homes are wheelchair accessible and have master bedrooms with attached bathrooms on the first floor. Macapa Palms in Windsor at Westside Resort also has threshold ramps at doorways, a shower chair, shower safety handle bars and a raised toilet seat in downstairs bathrooms. Please let us know your needs and we can direct you to the best home.

Yes, all our homes offer free Wi-fi upgraded with 250+ speed.

Yes, all our homes have high-speed internet and many tables and countertops for working on a laptop. Several of our homes also have a dedicated office for the times you need to work in a quiet place. Check out The Great Escape, Macapa Palms, Avengers Avatar, Queen of Hearts and Tampa La Salle where we have private desks with monitors and printers set up for your convenience.

All our homes have a tea kettle and a Keurig Coffee Maker. Several homes also have a 12-Cup Drip Coffee machine and a French Press. We also provide you with 12 Keurig pods in your starter kit. So, you have several ways to enjoy your morning routine!  

Many of our vacation homes are within walking distance when you select them in the same resort. Feel free to check on our website for availability in Windsor at Westside (5 homes), Windsor Island (3 townhomes) or Le Reve (3 townhomes). Please contact us directly for any special requests so we can help you plan your dream vacation.

We can monitor and control pool heating remotely. Pool temperatures are set and maintained at 80 Degrees during the Summer (May – Aug) & 85 during the Winter (Sep – Apr). The cost for this is included in your reservation. The heat pumps run from 6AM – 12PM). This may seem oddly specific – here is why:

During the summer months, if the water temperature is consistently too high, the balance of pool chemicals will not perform as it should, and the pool can quickly turn cloudy or even green (algae).

During the winter, to maintain a more moderate pool temperature at all times, it may require a higher temperature (typically 90 degrees), as well as the heat pump to run 24 HRS a day during your stay. Of course it all depends on your preference, but if this sounds like a better option for you, we can provide this service at an additional cost of $25 / Day.

You may confirm now or later, but our team will need at least 24 HRS notice, as it can take that amount of time to heat the pool with cooler outdoor temperatures.

All BBQs are run on Propane. Instructions on how to use individual grills as each property are in digital guidebooks / house manuals.

YES! All our pools come with a screen safety fence to keep young children away from the water. You can remove these safety screens by rolling them to the side at your own discretion and risk.

Most properties already have pool toys – largely they are left behind previous guests. We do not provide any directly, but again, it is likely they will be onsite. For safety & liability reasons, we are unable to provide toddler swim floaties. You can pick up additional pool toys at a near-by Walmart, Publix, Target, etc.

Yes! This is not common in Kissimmee and we are happy to tell you all our game rooms have air conditioning and are decked out for an epic family experience.

Yes, every one of our homes has a free washer and dryer available. Our St. Pete property has its own private units, but that are attached in a shed on the exterior. All other homes have private, indoor laundry rooms.

Yes, we provide a pool towel for each guest that you can use at our private pool or take to the community resort pools. Please make sure they are returned from Resort pools – they are inventoried at the conclusion of each stay, and you will be charged if any are damaged permanently or missing.

Broadly speaking, parties beyond the guest limit of the home are not allowed. Many homes are a part of or governed by a strict community HOA.  Several of the resorts do allow gatherings at the resort pool area where you can also rent a cabana. If you wish to have a large gathering, or friends / family visit during your stay, please contact us directly for further guidance.   We are not unreasonable, but we have had guests attempt to violate this policy in the past and so we must protect our homes accordingly.

Yes, quiet hours are between 10 PM and 8 AM for the enjoyment of all guests in the community, regardless of the location. We ask that you be courteous to neighbors. In our Kissimmee / Davenport Communities, security guards monitor noise restrictions. Just be cool & respectful of others around you : )

There is NO smoking or vaping, of any kind, to include hookahs inside our homes. There is a $1000 fine that is applied immediately if any trace of smell or physical evidence is found, and you could be asked to leave without a refund. Smoke detectors are installed. This policy is so our homes remain smoke-free and clean for all our guests. Thank you for cooperating.

Yes, all homes have externally facing security cameras around entrances and exits for your safety.  The cameras are not inside the homes or around pool areas.

It is best to purchase tickets in advance. Prices at the gate are more expensive.

Beginning January 9, 2024, Disney is no longer requiring advanced reservations for date-based tickets.  For other admission types, theme park reservations may be required.  If you are using an annual pass, reservations will be required.  Your ticket and reservation will be linked to your “My Disney Experience” account so you can make Genie+ selections.

If you are planning your trip a month in advance, we invite you to use our 3rd party discounted ticket system.  If you are purchasing tickets last minute you should purchase them directly from the theme parks.  

No. Tickets are non-refundable.

That depends on several factors. Disney used to sell non-expiration tickets but that was many years ago. But for tickets sold today, they all have an expiration. The expiration date is based on several factors including the number of days in total you purchase.

When purchasing a park ticket, Disney understands you may not visit the park every day, or you may want to take a day off to regroup at the house and pool. Therefore, Disney gives you extra days beyond the number of park entries to use your ticket.
For example, if you purchase a 3-day ticket, Disney allows you 5 days to use it. If your date of first use is June 1st, your ticket will be valid until the end of the day June 5th. You will be able to visit the parks any 3 days during that 5-day period.
